# Closing Disclosure

> A five-page form with the final terms and costs of your mortgage. Your lender must send it at least three business days before closing.

## Why it matters to you

Compare it line by line with your [Loan Estimate](https://www.buywisehome.com/guide/glossary/loan-estimate). Some fees can't go up at all and others only by a little, so ask about anything that changed. Those three days are your time to raise questions, not the closing table.
