# Comparable sales

> Recent sales of homes like the one you want: similar size, age and condition, close by. Often called comps. They're the evidence for what a home is worth.

## Why it matters to you

Comps are how you price your offer, and how the [appraiser](https://www.buywisehome.com/guide/glossary/appraisal) values the home. A listing price above the comps is a starting point for negotiation, not a fact. See the comparable sales on [a real home](https://www.buywisehome.com/sample#comparable-sales).
