# Radon

> An invisible, odorless radioactive gas that comes up from the soil and can build up inside a home. The EPA says it is the leading cause of lung cancer among non-smokers. Testing is separate from a standard inspection.

## Why it matters to you

The only way to know the level is to test. The EPA recommends fixing a home at 4 pCi/L or higher, usually with a fan and pipe system that vents it outside. Order the test at the start of due diligence so the result is back in time to negotiate.
