Comparable sales

In plain English

Recent sales of homes like the one you want: similar size, age and condition, close by. Often called comps. They're the evidence for what a home is worth.

Why it matters to you

Comps are how you price your offer, and how the appraiser values the home. A listing price above the comps is a starting point for negotiation, not a fact. See the comparable sales on a real home.
