Seller concession

In plain English

Money the seller agrees to put toward your closing costs. It's often agreed after the inspection instead of repairs. Also called a seller credit.

Why it matters to you

A credit lowers the cash you bring to closing, and you choose who does the repair. Your loan type caps it: for most first-time buyers it's 3% to 6% of the price, and VA loans work differently. It can't pay your down payment, so ask your lender for your limit first. See Step 7: Negotiate repairs.
